The board asked for more clarification on a traffic comparison for potential uses of the land at the corner of Bryant Irvin and River Park. Mary Nell provided us with the following information. It appears that multifamily use (the proposed project) would generate less traffic than the other potential uses of the land under the current zoning. Please see her message below:
“The traffic memo was assuming a shopping center for the site. Under intensive commercial zoning, many scenarios exist on what could be developed on the property ranging from single story/free standing buildings to a high rise to a gas station to a mixed-use development. For traffic studies and trip generations, engineers refer to the 10th edition of the ITE Trip Generation Manuel. I’ve provide some examples of how you would calculate the daily trips.

Multifamily | 5.44 per unit | 5.44 x 270 units = 1468 trips |
General Office | 9.74 per 1000 sf | 9.74 x 250,000sf = 2435 trips |
Restaurant | 112.18 per 1000 sf | 112.18 x 15,000sf = 1682 trips |
Shopping Center | 37.75 per 1000 sf | 37.75 x 100,000sf = 3775 trips |
Grocery | 106.78 per 1000 sf | 106.78 x 50,000 sf = 5339 trips |
Gas Station/Conv. Market | 1440.02 per 1000 sf | 1440.02 x 3500 sf = 5040 trips |
As you can see above, based on your question a commercial office building would generate less traffic than a gas station.”
