  • HOA Information

    Published: March 06, 2019

Recently we have received inquiries regarding political signs and whether they are allowed in the neighborhood. Political signs are allowed in the River Park HOA. They can be erected 90 days in advance of an election and must be removed within 15 days after the election. We have also received questions regarding parking on the streets. According to your Covenants, Conditions and Restrictions no parking is allowed on streets in your HOA. We ask for your assistance in this matter. Please use your driveways when possible. Please feel free to contact your community manager Ryan Smith with any questions. He can be reached at 214-705-1615 or ryan@legacysouthwestpm.com.

  • Zoning Case Update

    Published: March 04, 2019

We want to thank everyone who came to the meeting Wednesday evening and especially want to thank Councilman Brian Byrd for attending. The traffic conversation was a positive discussion on how to improve safety on River Park Drive. We believe the recommendations our Traffic Engineers identified will help calm and ameliorate some of the additional traffic our proposed new project will bring. Traffic is something that is going to continue to occur as our city grows. Embrey is committed to working with the neighbors to find ways to improve traffic efficiency. The new suggestion to potentially eliminate the free-right turn from Bryant Irvin onto River Park to reduce accidents and improve visibility at this corner seemed to resonate with neighbors. As one neighbor said, ‘This was a good solution when it was built but maybe we have outgrown it’. Though Councilman Byrd agreed this might be a good solution, he wanted to make sure it was studied with City Staff and it was cost efficient. Embrey is committed to making this intersection safer and have agreed to participate in the cost if this solution is decided to be the most viable. In the meantime the Reilly Family is going to work through Councilman Byrd’s office to insure they have the authority to remove the existing landscaping and install sod in an effort to improve visibility immediately.

  • Zoning Update

    Published: February 18, 2019

The board asked for more clarification on a traffic comparison for potential uses of the land at the corner of Bryant Irvin and River Park. Mary Nell provided us with the following information. It appears that multifamily use (the proposed project) would generate less traffic than the other potential uses of the land under the current zoning. I wanted to thank you again for allowing us to present our project to your group. It was a great opportunity for us to hear the traffic concerns you all have on River Park. With our traffic study, we believe we can help the neighborhood advocate solutions with Transportation/Public Works (T/PW) for the traffic congestion and visibility on River Park Drive. We had several residents request some additional traffic illustrations, and we are waiting on actual current traffic counts at peak hours. Click Full Story for more information
